The rate is the cost to build per square meter
For bungalows, use NGN 200,000 per square meter
For duplexes, use NGN 285,000 per square meter
Please note that these rates may vary per time due to building materials price fluctuation.

Using ref 4061 in the image above
Area x Rate is
237sq.m X N 200,000 per sq.m= N 47,400,000
Duplex Example:
Using ref 4046
Area x Rate is
260 sq.m X N 280,000 per sq.m = N 72,800,000
Please note: Cost to build is not posted on each building due to the constant fluctuating prices of building materials.

I think this excludes finishes because finishes are based on Client’s choice – for instance there are different grades of tiles and sanitary fittings, AC etc which are local or imported
So this should cover just builders works, roofing and 1st fix of electrical & mechanical and NOT 2nd fix
Dear Idio, the rate was an older rate and included finishes. It has further been updated to reflect current rates and prices. Yes the finishes vary in cost depending on type and quality,
however the consideration is for standard finishes (readily available materials such as Nigerian tiles, doors sanitary ware). There are good quality Nigerian made finishes. And from our experience, the cost of carcass is roughly equal to cost of finishes all things being equal…
